Land development has many surprises. With our established relationships and intimate knowledge of the process, Decatur can overcome those obstacles and maximize returns for landowners.
Once we agree to a mutually accepted contract, we will begin our due diligence process in which we work with engineers and consultants to find the most beneficial site plan. We then submit this pre-application plan to the jurisdiction for review.
Once we receive feedback from the jurisdiction, we make necessary adjustments. In addition, we will start the additional 3rd party reports such as Boundary Survey, Topography and Traffic Study, Preliminary Utilities Plan, Preliminary Grading, Drainage and Erosion Control Plan. We will submit the formal land use application for formal approval.
Once the Land Use Application is deemed complete, the jurisdiction will work toward approval of the site, also known as the Preliminary Plat Approval. Depending on the type of project, this process may include hearings, officer review, planning commission approval and/or city council approval.
During this stage, we work closely with our engineer to prepare the construction drawings to provide detailed information about the design, specifications, and construction methods of the community. This is then submitted to the jurisdiction for approval.
The jurisdiction will review the Civil Engineering Plans and work with our engineers on the necessary changes. Following final approval of the plans, the jurisdiction will hold a meeting with our team, our engineering consultants, and our construction contractors to review the project schedule and process. Once we receive permits, we are ready to close the property and you get paid!
